Preliminary valuation information
All calculator output is an illustrative income-capitalization scenario based exclusively on user-entered assumptions. It does not incorporate verified sales comparables, inspection, lease review, local market research, zoning analysis, environmental conditions or property-specific risks. Results are not certified appraisals, brokerage price opinions, investment advice or promises of achievable sale prices.
Independent professional appraisals
A request for appraisal services is a request for an introduction only until a participating professional accepts an engagement. Licensing, certification, geographic availability, price and timing must be confirmed independently. If an appraisal is needed for a lender transaction, the lender or its authorized independent party may have specific appraisal ordering requirements. Do not assume an owner-ordered appraisal will be acceptable to a lender.
Financing inquiries
Financing inquiries are optional and distinct from valuation estimates or professional appraisal requests. A submission is not a loan application approval, offer of credit, quoted rate or commitment. Any financing activity is subject to program eligibility, lender review and applicable licensing requirements. This website is not an independent financing comparison marketplace; it does not rank lenders or present binding offers.
